    What You Need to Know About Home Inspections – The Stephen Cooley Real Estate Show

    In today’s episode of the Stephen Cooley Real Estate Show, Stephen and Chris Salerno talk about home inspections and what inspections to have when selling your house.

    When you’re going to put your home on the market, you should get a general home inspection that takes a look at the roof, HVAC or termite issues. Also, make sure you have a radon test and a survey for your property.

    STEPHEN: Hello, I’m Stephen Cooley and welcome to the Stephen Cooley Real Estate Show. I’m very excited to have Chris Salerno back on the show – welcome Chris and Chris is one of our top agents here on the Stephen Cooley Real Estate Group and a local to the area since you were about 12 years old, so from Miami. Learning this market and knowing that at a high level which really helps your clients and customers. Chris today I wanted to come on the show and talk about home inspections. People are anxious to buy a home, people are anxious to sell a home. But then once they kind of have a marriage of getting in a contract together the home gets inspected. And that’s where it gets really tricky. So let’s tell folks as far as the seller goes what they need to know about a home inspection and what their options are.

    CHRIS: Well, definitely, when you’re going to put your home on the market. It’s definitely good to know what’s wrong with your home. You’ve lived in it for quite a while so you definitely want to know what’s wrong with your home because you don’t want to buy or coming to you with a big list of repairs that they’re asking you to fix.

    STEPHEN: Yes, nothing’s worse than a stranger telling you what’s wrong with your home, and you have two or three weeks to fix it.

    CHRIS: Correct, definitely. So making sure you know what a radon test is, making sure you have a home inspection, making sure your HVAC units are working, you have a survey for your property so there’s no survey issues with your land or anything like that. Those are major inspections that should be done or addressed before everything gets in place.

    STEPHEN: Well and you mentioned those things because roof problems, heating and air problems, termite problems, radon problems – those are the big-ticket items that we’re seeing other people’s fence or garages built on your property killing deals, so a simple home inspection, roof inspection, radon test, survey if there’s been anything built around you since the last survey or key things and making sure the buyers don’t walk because nothing’s worse than being three or four weeks into a closing and getting ready to close and find out these things are wrong. Now we all live in different homes, and there’s about 20 to 30 different inspections – well inspection and septic inspections. What’s the best way to know for seller what inspections to have.

    CHRIS: Well, definitely depending on the area and if you have a crawlspace or if you have a slab, depending on if you need a radon test done or not. Those are big, but I think a regular general home inspection for any home you purchase you should have as a buyer or even when you’re selling your property you should get a general home inspection that covers that takes a look at the roof, takes a look at your HVAC, see if you have termite issues because those are big things that we see right now.

    STEPHEN: Yeah, there’s a trained listing agent which you are you can also go out, and it’s depending on the house.

    CHRIS: Correct, yeah, I’ve been in plenty of homes, so I know by looking at the home if the home’s gonna need a certain inspection, or if it has to have certain attention drawn during that time.

    STEPHEN: And a lot of that depends on where the home is located, who built the home originally, if it’s on a crawlspace slab or basement, if it’s in a high radon area, if it’s in a area even though the roofs are newer, but we’ve had hail storms. We all know that is listing agents so we can give you the advice you need to make sure that you do the inspections to make sure you don’t lose that buyer during that critical time when they’re buying the home, nothing’s worse for a buyer than being in love with a home and finding out that, it’s not what they thought it was.

    CHRIS: Correct and then walking away.

    STEPHEN: Yeah, and they feel like since the seller owned it these are seller repairs and seller problems so by calling us out and calling Chris out, we can tell you which inspections, we believe, your home needs so you can get those done, those items taken care of, the other benefit to having these early is you can pick the repair person, the repair person can be yourself or it can be your buddy, who’s in the trade or whatever but when a buyer finds those problems they’re gonna want high ticket high-end vendors to come out there and do the work, warranty the work and that kind of things. So it’s much more expensive to get them done when the buyer finds the problem versus when a seller knows it before they put the home on the market.

    CHRIS: I agree.

    STEPHEN: Great ideas to help us out a few months early even if you know you’re moving in case there’s you need time to do the inspections and not only the inspections the repairs. Not all people have that amount of time so we can tell you then and we actually have repair inspectors and repairmen who can get out there the same week so that’s our vendor list, and they’re a great group of people.
