STEPHEN: Hello, I’m Stephen Cooley and welcome to the Stephen Cooley Real Estate Show. On today’s show I’m very excited to have for the first time Brian McCarron on the show. Brian’s a new agent here on the Stephen Cooley Real Estate Group, not new to being a real estate agent in North and South Carolina, doing great job for us, great job for our clients and customers and I just want to say you’re an expert on the real estate in our entire area I wanted to bring you on today’s show to talk about Indian Land because you live in the Indian Land area and it’s one of our most booming areas of our market.
BRIAN: Absolutely.
STEPHEN: And they’re really call it the panhandle of Lancaster County. Tell me about Indian Land.
BRIAN: Yeah, so Indian Land started in the 1700s. It was actually a place where the Catawba and Waxhaw tribes – where they settled, I guess you could say as the Europeans settled around them and that’s how it got its name. Yeah, it’s grown greatly since the 70s and 80s.
STEPHEN: Yeah, I can remember Brian being in the getting in the real estate in late 80s and the only neighborhood to really show over in Indian Land was black horse run. Still they’re a great neighborhood but now there’s a lot more for sale in Indian Land than Black Horse Run.
BRIAN: Sure we’ve got 202 active homes in Indian Land right now.
STEPHEN: Wow 202 active properties available for someone to buy and tell me why..tell our folks why people would pick to live in Indian Land.
BRIAN: Well the biggest reason for a lot of people is how close it is to Charlotte and the Ballantyne area -you can be there within 5-10 minutes, depending on what part of Indian Land you’re in and you’ve got low South Carolina taxes and you’ve got a great school district there as well.
STEPHEN: Absolutely, Indian Land school district, which is a part of Lancaster County but kind of its own area and its own schools, so people are really looking for those schools and looking for those cheaper taxes and being very convenient to Ballantyne and 485 kind of brushes right through there which gives people great access to even uptown Charlotte and those kinds of things. Let’s talk about the real estate – we went from Black Horse Run to 202 homes for sale and you still get country living in Indian Land, you can live in subdivisions now with swimming pools and things like that. It’s also home to one of our biggest retirement communities.
BRIAN: Yeah, you’ve got Sun City Carolina Lakes – they have about 3200 homes in there.
STEPHEN: Absolutely, one of the most sought after retirement communities in the southeast is sitting in Indian Land. BRIAN: It really is and you’ve got low South Carolina taxes, you’ve got tons of things you can do in there. They’ve got their own indoor pool, outdoor pool. I mean there’s just so much to do there for somebody looking to retire.
STEPHEN: Absolutely, so you’ve got retirement people there and you’ve got people looking for great school systems and people looking for great employment, being close to work. Let’s talk about out of those 202 sales what’s an average price point for Indian Land. It’s a little bit higher than most people realize.
BRIAN: Yeah, actually it’s much higher than most people would think of $331,000.
STEPHEN: $331,000 for the average sale this year in Indian Land.
BRIAN: Exactly and there’s been 497 homes sold so far this year in 2017.
STEPHEN: So you’ve got over 400 sold and around 200 for sale. That’s a pretty quick turnover, good demand, so good investment to buy over an Indian Land. The homes that we’ve had over there, you and I’ve worked together, they’ve sold in just a few weeks.
BRIAN: Yeah, absolutely, quick and there’s a lot of demand for them.
