STEPHEN: Hello I’m Stephen Cooley and welcome to the Stephen Cooley Real Estate Show and as always welcome to the show Julie Storm.
JULIE: Always a pleasure to be here.
STEPHEN: Glad to have you on the show and Julie and I are just talking about the real estate market and what’s going on out there in 2017 and what’s expected in 2018.
JULIE: Absolutely, I understand that you’ve been a little bit of a traveling man this last couple of weeks and have gone to some conferences.
STEPHEN: Yeah, they kind of booked all these conferences right after the busy season of the summer even though in the south we stay busy really all year long, and so I’ve been to about four conferences, meeting with the top realtors in the world and honored to be a part of that group and to listen to them and to speak to them and so brought back a lot of knowledge kind of about what’s going on out there in the real estate market.
JULIE: We’re very interested to hear kind of what’s going on out there.
STEPHEN: Well, from all the analysts and economists and realtors who are on the front line it looks like real estate is still the absolute best investment, owning a home is at an all-time high, people are still buying homes that become still everyone’s number one wealth builder, Julie and, you know, in buying a home different than buying a car or buying stock, you can live in the home and you can enjoy it where you can’t live in stock. The other thing is it’s an asset that goes up in value as you use it. It doesn’t go down in value. Also, if you get a mortgage the interest you pay the bank is a tax deduction. Also when you sell the home for a gain if it’s your primary residence you do not pay taxes on that profit. It’s the only profit you do not pay taxes on at any commodity that I know of and again the government in the United States does that to promote home ownership.
JULIE: That’s always been the American dream.
STEPHEN: Absolutely, what has changed is what buyers want and that changes from their phones to their cars to their houses. And what you’re seeing out there now is buyers are buying based on lifestyle instead of square footage, lot size or even the amenities that the home offers. They’re buying lifestyle and lifestyle involves recreational activities, places to work out, places to shop, places to eat all within the neighborhood or next to the neighborhood.
JULIE: Everybody’s so busy. They just want it all kind of..
STEPHEN: They want everything instant and that’s becoming more and more popular for folks. Also wanted, Julie, my group we’ve got 21 agents here on the Stephen Cooley Real Estate Group and a total of almost 40 people on our team and we go out and we see hundreds of homes a week. Some of those homes we’ve been hired to represent and we tell the sellers things to do to make the most money out of the sale. But when we do show homes that we haven’t been hired I just wanted to kind of give all our viewers who are selling a home or thinking about selling home, just some basic tips that can make you tens of thousands more dollars when you sell your home. And I’m gonna hit them real quick because we don’t have a lot of time, but most homes just need to be cleaner, you know, people talk about colors and moving couches and www. But really the way we all live is not necessarily clean enough for someone to come in and decide whether they want to buy your home or not.
JULIE: It’s like when you go look at a car – if you get in a car, and it’s got crumbs and stuff like that, it just makes a difference.
STEPHEN: Absolutely, when people come in shopping trying to decide if they want to live in the home, pets and people do not need to be there. It will kill the sell of a house or it will cause the home to sell for a whole lot less. Get a home inspection if you think there’s things wrong with your house. It really upsets sellers for a buyer, a stranger to tell you what’s wrong with your home. And we kind of expect you to know and so I have a home inspection on my home every three years. We have a home inspector that advertises on the show and he’s excellent. Declutter, depersonalize, always have your carpet shampooed. Fabric smells, everybody’s got their own smell and you don’t want a smell when someone’s trying to decide if they’re gonna live in the home. Turn every bathroom into a spa, you can go to a very inexpensive outlet, buy new towels, new soap and just freshen up a bathroom with 20 or 30 bucks and make that bathroom a spa look. Not only goes for the master, but the other baths in the house also. New front doormat, they wear out. This is where everyone’s standing before they come in your house and some type of flower depending on the season blooming at the front door. It changes everything. It’s where they all pause to get the key out of the lock box and it’s very important.
JULIE: Clean your front door too.
STEPHEN: Yes, clean your front door. Wash the house. You know we wash our car, we wash our clothes – power wash your house, get all the mold all the mildew all the dust off the home. Last thing after everything’s done is clean the windows. We stop looking out our windows after we move in a home and take all the views for granted. Your buyer is going to look out of every single window and most windows are dirty. Open all blinds, let in all natural light, natural light sells real estate. Fluorescent lights don’t necessarily sell real estate. So those are just 10 tips if sellers will do them they’ll most likely either get full price over full price or make thousands of more dollars on their home. JULIE: Very simple things.
