    Why the Holidays Are a Good Time to Sell Your House – The Stephen Cooley Real Estate Show

    In today’s episode of the Stephen Cooley Real Estate Show, Stephen and one of our agents here at the Stephen Cooley Real Estate Group, Blake Payton, talk about why you should put your home on the market during the holiday season.

    A lot of people think that they shouldn’t sell their house during the holidays but statistics show that that’s not correct. Here are just a few advantages:

    • you have a lot less competition,
    • inventory is low,
    • you can sell your house for a lot more money.

    STEPHEN: Hello I’m Stephen Cooley and welcome to the Stephen Cooley Real Estate Show. I’m excited to have Blake Payton on the show today.

    BLAKE: Thank you for having me.

    STEPHEN: Blake is an agent here with a Stephen Cooley Real Estate Group listing and selling homes working with sellers and buyers and doing a magnificent job.

    BLAKE: Thank you.

    STEPHEN: Today since it’s getting near the holidays just wanted to talk about getting homes ready for the holidays. A lot of people think, Blake, that they shouldn’t put their home on the market during the winter season and during the holiday season but statistics show that that’s not correct, and I wanted you to come on the show today and tell me why people should put their home on the market.

    BLAKE: Absolutely. Well, you have a lot less competition obviously because of what you’ve just said. Inventory is low so you’ve got not a lot of homes on the market so you’re gonna have a lot more money for the seller as well too on that.

    STEPHEN: Because a lot of sellers are not putting their home on the market. So when your home goes on the market, if you look back in the summer you might had five or ten or big neighborhoods 15 – 20 homes for sale in your neighborhood, all those are competition. And now you’ll look in neighborhoods, it might be one or two houses for sale so for your seller, if you’re thinking about selling, this is the key time.

    BLAKE: Exactly, you’ve also got a pool of serious buyers out there. So you’ve got low inventory and these serious buyers who are having to pretty much pick up everything to relocate during the holiday season so you’re gonna have more purposeful showings and the demand for your house is gonna be high.

    STEPHEN: I always say, let’s tire kickers. They’re giving up holiday parties, holiday decorating, it’s getting dark early, they’re taking off work to house hunt and they’re real serious buyers. And the one thing you got to remember is all over the world which is where buyers are moving here from not everybody is celebrating the same holidays. We’re celebrating and there’s very… we’ve just got back from a conference in Palm Springs, and they have 95-degree Christmases, so those homes never slow down due to cold weather.

    BLAKE: It’s true.

    STEPHEN: And so those people who are moving from there here are not coming from the same holidays and the same weather that we’re having and so you just want to keep that in mind that that keeps continuing all the time.

    BLAKE: It’s true. That’s true and one of my favorite points is homes look beautiful during the holidays, decorated. Also makes the home feel a lot warmer and give us the buyers and potential of what they can do kind of make it their own as well too.

    STEPHEN: Absolutely, you don’t want to over-decorate. Maybe decorate to a little bit more of a minimal, do not block doorways, walkways, skinnier tall Christmas trees are better than big fat ones that takes up the whole room, but buyers do love coming in at Christmas and seeing the decorations and seeing what they can do with the home too – so great information there, there’s also tax savings on buying real estate and you can take advantage of that if you buy before the end of the year.

    BLAKE: Yep, that’s very true. You’ve got people who are looking to buy before the end the year for tax reasons like you said and you’ve also got people who are relocating and starting new jobs in January who aren’t going to be looking just to buy a house after the first of the year.

    STEPHEN: Yeah, if people didn’t get relocated in the summer and kids have started school, there’s second time to relocate during those holiday season so the kids are out of school and they can start a new semester here and not be broken up right in the middle of the semester. So if you didn’t get moved in the summer that’s another great time to get moved and that kind of thing. Some great information there, Blake.
